Wood Rot Repair & Roof Renovation Holendrechtstraat 24, Amsterdam

Project Overview

Location: Holendrechtstraat 24, Amsterdam East
Property type: Monumental terraced house from the early 20th century
Activities: Wood rot repair, roof trim replacement, gutter repair, dormer renovation, balustrade repair

The Challenge: Water Leakage and Hidden Wood Rot Damage

The owner of this monumental building on Holendrechtstraat contacted us with an urgent problem: water leakage through the ceiling during heavy rainfall. What started as a suspected simple gutter problem turned out to be a much more serious situation upon inspection.

Observed problems:

  • Active water leakage during rain due to a defective gutter
  • Extensive wood rot in the roof trim around the entire roof
  • Damaged balustrade structure on the roof terrace
  • Moisture damage to dormer edges with incipient wood rot
  • Sagging gutter structure due to completely rotten support beams
  • Clogged gutter with moss and leaf debris that retain water

During our inspection with moisture meters, we found moisture levels above 28 percent in the woodwork. Anything above 20 percent indicates active wood rot. Without immediate action, the damage would spread to the load-bearing roof structure within months, resulting in repair costs of 40,000 euros or more.

Inspection and Diagnosis: Expertise that Makes Hidden Damage Visible

In monumental buildings in Amsterdam, wood rot is common due to historical construction methods and limited ventilation. Our inspection process included:

Moisture measurements at critical locations: Using professional moisture meters, we systematically measured all roof edges, gutters, and connections. Values between 12-15 percent are normal, but we measured up to 32 percent at the gutter connection.

Visual inspection of all woodwork: Discoloration, soft spots, peeling paint, and mold growth are direct indicators of underlying wood rot. At this property, we observed dark spots and spongy wood in multiple locations.

Constructive assessment: By locally dismantling the cornice, we were able to determine the actual extent. It turned out that 80 percent of the cornice structure was affected by brown rot.

Diagnosis: Extensive brown rot infestation in the roof trim, balustrade, and parts of the dormer structure. Brown rot is an aggressive wood-rotting fungus that breaks down cellulose and structurally weakens wood within months.

Execution: Professional Wood Rot Repair with a Sustainable Solution

Phase 1: Stop Emergency Water Leakage

Before we could start the full restoration, we had to stop the acute water leak. The gutter was cleaned immediately and temporarily sealed. This allowed the resident to wait for the definitive repair without further water damage.

Phase 2: Removal of Affected Woodwork

All parts affected by wood rot have been systematically removed down to sound wood. In monumental buildings, we work with precision to preserve original ornaments and profiles. Where possible, historical details have been measured and replicated in the new woodwork.

Removed parts:

  • Complete roof trim all around (18 meters)
  • Vertical balustrade bars (12 pieces completely replaced)
  • Dormer sides (both sides down to sound wood)
  • Gutter construction including support beams

Phase 3: Replacement with Accoya Sustainable Wood

For the new roof trim, balustrade, and dormer edges, we chose Accoya wood. This acetylated wood has a lifespan of at least 50 years outdoors and is extremely resistant to wood rot due to its low moisture absorption.

Why Accoya for monumental buildings:

  • Dimensionally stable: minimal shrinkage or expansion prevents cracking
  • Class 1 durability rating according to European standard EN 350
  • Natural FSC-certified product
  • Excellent paint adhesion due to stable substrate
  • 50-year warranty against wood rot and insect infestation
  • Suitable for monumental applications due to proven durability

All new parts have been cut and milled to size according to the original profiles. Thanks to precise dimensions, the new woodwork connects seamlessly to the existing building.

Phase 4: Preventive Wood Protection and Finishing

All new and adjacent existing wood parts have been treated according to a professional painting scheme:

Layer 1: Acrylate-based primer with wood-rot protection biocide additives
Layer 2: Intermediate layer of high-structure exterior paint for a smooth surface
Layer 3: Topcoat UV-resistant exterior paint in Monument White (RAL 9001)

This three-layer structure ensures:

  • Maximum protection against moisture and UV radiation
  • Breathable coating that enables moisture regulation
  • Durable color retention without discoloration
  • Minimum 12-year maintenance-free period

Phase 5: Gutter Renovation and Improved Drainage

A properly functioning drainage system is crucial for wood rot prevention. At this property, the gutter was the direct cause of all moisture damage.

Work performed:

  • Complete replacement of sagging gutter sections
  • Installing new copper gutter hangers to prevent sagging
  • Increasing drainage capacity through additional rainwater drainage
  • Install gutter grate to prevent leaf accumulation
  • Seal all connections with high-quality MS polymer sealant.

The improved drainage guarantees that rainwater is drained away immediately without stagnating at the roof edges. This reduces the risk of future wood rot damage by 95 percent.

Phase 6: Roof Maintenance and Preventive Repair

The roof tiles showed extensive moss and algae growth that retains moisture and contributes to wood rot. All tiles have been treated with a biodegradable moss remover that works without high pressure and does not damage the tile glaze.

Roof maintenance work:

  • Cleaning of 45 m² of roof tiles with biological treatment
  • Replacement of 8 cracked roof tiles
  • Repointing ridge tiles with flexible mortar
  • Inspection and repair of lead flashing on chimneys
  • Roof insulation inspection for moisture damage (no damage found)

Result: From Acute Problem to Sustainable Solution

After three weeks of intensive craftsmanship, this monumental building has been fully restored. The acute water leak has been remedied, and all wood rot damage has been replaced with durable materials that will last for decades.

Project results:

  • Water leak permanently fixed
  • All wood rot expertly removed and replaced with Accoya
  • Roof structure structurally safe and completely watertight
  • Monumental appearance preserved through original profiles
  • Improved drainage prevents future problems
  • Energy performance improved by better sealing of roof edges
  • 10-year warranty on all work performed
  • 50-year Accoya guarantee against wood rot

The owner can now enjoy his monumental property with peace of mind, knowing that the roof has been professionally restored and protected for future generations.

Recognizing Wood Rot: Warning Signs for Property Owners

Wood rot often develops invisibly behind layers of paint. In this project, water leakage was the first visible symptom, but the wood rot had already been active for months. Recognize wood rot early by these signs:

Early warning signs:

  • Peeling paint or blistering on woodwork without other cause
  • Dark discoloration or water stains on wood
  • Moldy smell near skylights or attic
  • Wood that feels soft or spongy under light pressure
  • Small holes in wood (woodworm exit holes that often accompany wood rot)

Advanced symptoms:

  • Visible mold formation on wood surfaces
  • Sagging roof edges or gutters
  • Damp patches on ceilings under the roof
  • Water leakage during rain
  • Visibly rotten parts or crumbling wood

If wood rot is suspected, prompt action is essential. Wood rot spreads exponentially: what starts as a small spot can affect an entire roof edge within a year.

Risk factors for wood rot in Amsterdam:

  • Monumental buildings with limited ventilation
  • North-facing facades that dry slowly
  • Historic roof structures without vapor barriers
  • Limited eaves overhangs typical of Amsterdam architecture
  • Old paint layers that crack and let water through
  • Clogged gutters due to lack of maintenance

Wood Rot Costs: Early Intervention Saves Tens of Thousands of Euros

For this project, the total costs for wood rot repair and roof renovation amounted to approximately 12,500 euros. If the owner had waited until the load-bearing roof structure was affected, the costs would have been at least 35,000-45,000 euros.

Cost comparison:

  • Early intervention (roof edge only): 8,000-15,000 euros
  • Advanced stage (load-bearing beams affected): 25,000-40,000 euros
  • Advanced (complete roof structure): 45,000-75,000 euros

In addition, you prevent:

  • Secondary damage to ceilings and walls due to water leakage
  • Mold problems indoors
  • Decrease in property value
  • Forced relocation during major renovation

Early inspection and maintenance are always more cost-effective than intervention after the fact.

Why Experience Makes the Difference in Monumental Roof Renovation

This project demonstrates why craftsmanship and experience are crucial for monumental buildings. Many painting companies only see the symptoms (water leakage) but do not recognize the underlying cause (structural wood rot).

Our approach combines:

  • Systematic inspection with professional moisture meters
  • 25 years of experience with historical Amsterdam building methods
  • Knowledge of traditional wood joints and profiles
  • Application of modern sustainable materials within a monumental context
  • Preventive approach that prevents future problems
  • Transparent communication and fixed price agreements without extra work

Thanks to our experience, we recognize hidden wood rot damage that others overlook. In 40 percent of our monumental projects, we find more damage than the client expected, but thanks to early detection, costs remain manageable.
